Hardin County Home Inspection Testimonial

My wife and I just bought a home in a new subdivision in Elizabethtown and we used Tim Mattingly for our home inspection. No regrets! He was very thorough and explained everything along the way, even giving helpful tips as to what certain things were for (such as the drip wicks construction workers leave at the ends of brick / stones homes near the ground level that are meant to leach water in the event it gets behind the stone / brick siding. My wife and I had seen these little rope ends sticking out but had no idea what they were for and no one seemed to know. Mr. Mattingly is very knowledgable and provides a detailed report the same day as the inspection that includes digital photos inserted into it. 5 stars! Thanks Brian

We recently had a home inspection with Tim Mattingly and we would highly recommend him to anyone. He went over every little detail of our new construction and found many little things that we would never have seen. He was very courteous and answered all of our thousand questions as first time home buyers. We even had a couple more questions a few days after the inspection and he got back to us right away. We got the report the next day and it was very thourough and included pictures with arrows with issues he found.  Thanks Bill

I had Timothy Mattingly inspect the home that I planed to buy, he was very thorough and I could not have been happier with his service. He even met me at the house on the 4th of July when I am sure most inspectors would not have made an appointment. You will not be disappointed, I would recommend him to my family or friends. Thanks Josh

Hardin County Inspections- Hey- you can’t do that….

On my last Hardin County home inspection we found a serious issue. It was an older home that had some home owner additions and this one was an electrical wire from the home to the garage. Besides the main issue that this is not right- there were also exposed wires within a few inches of the door. Most issues Hardin County home inspectors find are not real dangerous but this one could have really hurt the new buyers or even the sellers.

Hardin County Home Inspection Finds- Vent Pipe

No vent pipe for plumbing drain

On a recent Hardin County Home inspection we discovered several issues with the plumbing.  The house was about 50 years old and the previous homeowner have done a little work around the house.  Most home owners just do not know the rules to adding plumbing, electrical or other components to the home.  Home owners just do not get enough experience doing these and it is best left to the professionals.  This is one find the was not a huge deal for this buyer- but was a little funny.

The owner of this Hardin County home wanted to add a sink to the basement.  Sound simple enough- but the hang up is usually a drain and vent line.  All plumbing fixtures need an air vent to help them work.  This owner had a clean out to the plumbing drain handy so he simple added a sink directly to the drain.  There is not vent present and the attachment to the drain line was leaking.  Again no vent is a big deal- but the buyer was going to have some work done here anyway so it was not a big deal.

Vine Grove Home Inspection Finds- Plumbing Issues

Home Inspection Finds

Plumbing Issues

When you do as many home inspections in Hardin County as I do, you eventually find some interesting home owner repairs.  It is a safe bet that as a home ages some, a home owner will attempt repairs beyond their ability- but they are not deterred.  On my last inspection there was a neat find- in that there were three plumbing issues within 5 feet of each other.  In this picture you will see HVAC duct tape used to plug a leak, a rubber wrap to plug another and finally leaking cast iron drain pipes.  That is the perfect storm of plumbing issues.

This is why when buying a home in Hardin County or anywhere else in Kentucky you should have your home inspected. Remember there is not replacement for experience so a call to your Home Inspector to look over your new home in Radcliff, Hardin County, Elizabethtown, Louisville or Vine Grove.

Hardin County Home Inpsection Finds- Level that HVAC unit!

HVACOn my last inspection in Hardin County Ky I noticed a fairy common issue that most home owners do not see- an HVAC unit that was out of level.  If you AC unit starts to lean- it can shorten the life of your unit.  The AC is designed to be level and is usually placed on some type of a pad to support the unit. Over time water can erode the soil under the pad causing the unit to lean.  It is this lean that will cause issues. Read more about it on the WaterSoftenerMaestro.com website.

The motor sits in an oil bath and if it is not level the oil will also ‘lean’ and this could leave some of the motor with less oil protection than it needs.  This over time will cause the motor to wear out sooner than it should have.

Since the unit can be leveled easily- most home owners can correct this- however with all tips if you are not comfortable attempting this call an HVAC repair person.  Leveling the unit will add to it’s life cycle.

Hardin County Home Inspection Finds- Plumbing Vent

Plumbing Boot

I see this on a regular basis and it is really a simple repair for a professional roofer.  The PVC pipe that comes out of your roof is a plumbing vent.  This vent allows air into the plumbing system allowing for operation.  This is a simple process.  The issue arises with the PVC ‘boot’ that is installed around the piping.  These boots over time can and do crack and warp.  While these can leak-usually the leak can go undetected for quite a while due to the small size of the water intrusion.

When you see a small stain on the ceiling and wonder why- this is probably your cause.  A professional roofer can make this repair (replace the boot) very easily and quickly.  Look up at your roof from time to time, you may save yourself some trouble.
