When you do as many home inspections in Hardin County as I do, you eventually find some interesting home owner repairs.  It is a safe bet that as a home ages some, a home owner will attempt repairs beyond their ability- but they are not deterred.  On my last inspection there was a neat find- in that there were three plumbing issues within 5 feet of each other.  In this picture you will see HVAC duct tape used to plug a leak, a rubber wrap to plug another and finally leaking cast iron drain pipes.  That is the perfect storm of plumbing issues.

Hardin County Home Inpsection Finds- Level that HVAC unit!

HVACOn my last inspection in Hardin County Ky I noticed a fairy common issue that most home owners do not see- an HVAC unit that was out of level.  If you AC unit starts to lean- it can shorten the life of your unit.  The AC is designed to be level and is usually placed on some type of a pad to support the unit. The motor sits in an oil bath and if it is not level the oil will also ‘lean’ and this could leave some of the motor with less oil protection than it needs.  This over time will cause the motor to wear out sooner than it should have.

Since the unit can be leveled easily- most home owners can correct this- however with all tips if you are not comfortable attempting this call an HVAC repair person.  Leveling the unit will add to it’s life cycle.

Plumbing Boot

I see this on a regular basis and it is really a simple repair for a professional roofer.  The PVC pipe that comes out of your roof is a plumbing vent.  This vent allows air into the plumbing system allowing for operation.  This is a simple process.  The issue arises with the PVC ‘boot’ that is installed around the piping.  These boots over time can and do crack and warp.  While these can leak-usually the leak can go undetected for quite a while due to the small size of the water intrusion.

When you see a small stain on the ceiling and wonder why- this is probably your cause.  A professional roofer can make this repair (replace the boot) very easily and quickly.  Look up at your roof from time to time, you may save yourself some trouble.
